These finishes are commonly associated with masonry, stucco, and exterior surfaces that may benefit from a coating designed to expand and contract more than a standard paint film.
This does not mean elastomeric coatings are the right answer for every exterior. The surface condition, existing coating, moisture behavior, building details, and product compatibility all need to be considered. Used correctly, an elastomeric finish can be part of a thoughtful exterior coating system. Used incorrectly, it can create problems by trapping moisture or being applied over a surface that was not properly prepared.
That is why evaluation matters. The goal is not simply to apply a heavier coating. The goal is to choose the right system for the surface.
Concrete Finishes and Floor Coatings
Concrete is durable, but it is not maintenance-free. Garage floors, porches, patios, utility areas, walkways, commercial floors, and high-traffic concrete surfaces can all benefit from the right finish system.
Depending on the project, options may include porch and floor enamels, one-part epoxy systems, or premium two-part epoxy systems with flake broadcast and polyurethane protection. Each option serves a different purpose.
A porch and floor enamel may be appropriate for certain serviceable surfaces where appearance and moderate protection are the goal. A one-part epoxy may be a budget-friendly option for some residential garage floors. A two-part epoxy system with flake broadcast and a durable polyurethane topcoat may be better suited for higher-traffic areas or spaces where stronger performance and a more finished appearance are expected.
The right choice depends on the condition of the concrete, the expected traffic, the environment, and the client’s maintenance goals.
Epoxy Systems, Flake Broadcast, and Topcoats
Epoxy floor systems are often used when a concrete surface needs more durability and a cleaner, more finished appearance. A properly selected system can help improve the look of a garage, utility area, commercial floor, or other concrete surface.
Flake broadcast can add visual depth, help break up the appearance of the floor, and create a more refined surface than a solid-color coating alone. A polyurethane topcoat can add another layer of protection, supporting abrasion resistance, cleanability, and long-term wear.
These systems depend heavily on preparation. Concrete must be evaluated for contamination, existing coatings, moisture, surface profile, cracks, and adhesion concerns. The finish is only as reliable as the surface beneath it.
Specialty Coatings for High-Use Areas
Some spaces need finishes that can handle more frequent use. Commercial corridors, entryways, bathrooms, utility rooms, garage floors, railings, doors, trim, and other high-contact surfaces may require products selected for durability, washability, moisture resistance, or abrasion resistance.
A specialty finish may be appropriate when a standard coating does not meet the needs of the space. The goal may be easier maintenance, better performance, improved appearance, or a longer service life.
Product selection should be practical. The best finish is the one that fits the surface and the way the property is used.
Primer, Adhesion, and Compatibility
Primer is often an important part of specialty finish work. Depending on the surface, primer may be used for adhesion, sealing, stain blocking, corrosion resistance, or surface uniformity. In some cases, the wrong primer or skipped preparation can affect the entire coating system.
Compatibility also matters. Previously painted or coated surfaces may not accept every new product. Some coatings require specific surface preparation or specific primers. Others may not perform correctly if applied over an incompatible material.

Maintainable Finishes
A specialty finish should be built with maintenance in mind. How will the surface be cleaned? Will it receive vehicle traffic, foot traffic, moisture, sunlight, equipment, furniture, or regular contact? Will touch-ups or future maintenance be practical?
Maintainability is part of quality. A finish should not only look complete when the project is finished. It should make sense for the client after the work is done.
